Managing a rental so it stays an investment

A rental property earns its return in the boring months. Rent arrives, nothing breaks, the tenant stays. The money is lost in the exceptional ones: a vacancy that runs six weeks, a deposit dispute you cannot evidence, a notice served on the wrong form, a repair that was small in March and structural by September.

What we do is make the boring months the normal ones. You remain the owner and make every decision that matters. We run the day-to-day so you are not screening applicants on a weeknight or trying to reach a plumber on a Sunday.

The work, specifically

Placement starts with pricing against what comparable homes actually rented for rather than what similar homes are currently asking — asking prices are a list of everything that has not rented yet. Applicants are screened before they see a lease: credit and identity, income and employment verification, and reference calls to previous landlords with specific questions. You see the file and make the call.

Rent and reporting run through the portal. Tenants pay online, reminders are automatic, and late payment surfaces immediately with a note on what is being done about it. Every transaction lands on a monthly statement, and a year-end summary makes tax time short.

Condition documentation is the part owners under-value until they need it. Move-in and move-out inspections are done in person, with photographs and a signed condition report stored in your document library. That report is what decides a deposit dispute.

Maintenance comes in through 24/7 emergency intake for the genuine emergencies and a ticket you can follow for everything else. Routine work goes to trades we use repeatedly and can hold to a standard.

Compliance is the quiet one. The Residential Tenancy Act is specific about agreements, notice periods, deposit handling and timelines, and a defective notice does not merely fail — it restarts the clock and can carry compensation. We keep the tenancy correct so the question rarely arises, and where a situation is genuinely difficult we will tell you plainly and point you to a lawyer rather than improvise.

If your rental is inside a strata, we manage both sides — the tenancy and the strata's bylaw correspondence — so a parking complaint about your tenant does not become a fine you discover at year end.
