Terms of Use

These Terms of Use ("Terms") govern your access to and use of this website (the "Site"), operated by Onehive Property Management Inc. ("Onehive", "we", "us", or "our"). By accessing or using the Site, you agree to be bound by these Terms and by our Privacy Policy. If you do not agree, please do not use the Site.

About Onehive

Onehive Property Management Inc. provides strata and rental property management services to buildings in British Columbia. The Site describes those services, the areas we serve, and our resource library, and it hosts the secure portal we make available to owners and tenants of the buildings we manage.

No professional advice, and no management relationship

Content on the Site — including articles about strata governance, insurance, budgets, depreciation reports, and finances — is provided for general information only. It is not legal, tax, insurance, accounting, or engineering advice, and it should not be relied on for your building's specific circumstances. The Strata Property Act and its regulations apply differently to different corporations, and bylaws vary building to building. Always obtain independent professional advice before acting.

Using the Site, or sending us an enquiry or proposal request through it, does not create a management relationship between you and Onehive. That relationship is created only by a written strata or rental management agreement. Where such an agreement exists, it governs our services — this website does not, and nothing on the Site varies, adds to, or overrides its terms.

Owner and tenant portal accounts

Access to the owner and tenant portal is provided only to people connected to a building we manage, and only for the units their account is associated with. If you are given an account:

• keep your password confidential and do not share your account with anyone;
• tell us promptly if you believe your account has been accessed without your authorisation;
• use the portal only for your own strata or tenancy matters; and
• do not attempt to access records for any unit, building, or person other than your own.

Documents, statements, and records in the portal are made available for your own use in connection with your unit. We may suspend or withdraw access at any time — including when a unit is sold, a tenancy ends, or a management agreement is terminated — and we may do so immediately where we believe an account is being misused.

Intellectual property

Unless otherwise stated, Onehive and its licensors own the content on the Site, including text, graphics, logos, and images. The Onehive name and logo are our trademarks. You may view and use the Site for your own personal, non-commercial purposes.

You must not, without our prior written permission:

• republish, sell, rent, or sub-licence Site content;
• reproduce, duplicate, or copy Site content for commercial purposes;
• systematically extract, scrape, or harvest content or data from the Site; or
• frame the Site or otherwise present it in a way that alters its appearance.

Acceptable use

You agree not to use the Site for any unlawful purpose, to interfere with or disrupt the Site or its security, to misrepresent your identity, or to submit false, misleading, or another person's information through our forms. Information you submit must be accurate and yours to provide, and will be handled in accordance with our Privacy Policy.

Third-party links

The Site may link to websites we do not control, including government and regulator pages such as those of BC Housing, the BC Financial Services Authority, and the Civil Resolution Tribunal. We provide these links for convenience only and are not responsible for the content, products, or practices of those sites. Legislation and government guidance change; always confirm the current position at the source.

Disclaimer of warranties

The Site is provided "as is" and "as available". To the maximum extent permitted by law, we make no warranties or representations about the accuracy, completeness, or availability of the Site or its content, and we disclaim all implied warranties. We do not warrant that the Site will be uninterrupted or error-free, or that its content is kept up to date.

Limitation of liability

To the maximum extent permitted by law, Onehive and its directors, employees, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or relating to your use of the Site. Nothing in these Terms limits or excludes liability that cannot be limited or excluded under applicable law, including liability for death or personal injury caused by negligence, or for fraud.

Indemnity

You agree to indemnify and hold harmless Onehive and its directors, employees, and affiliates from any claims, losses, or expenses arising out of your misuse of the Site or your breach of these Terms.

Governing law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable there, without regard to conflict-of-laws principles. You agree to the exclusive jurisdiction of the courts of British Columbia for any dispute arising out of or relating to the Site or these Terms.

Changes to these terms

We may amend these Terms from time to time. When we do, we will revise the "Last updated" date shown above. Your continued use of the Site after a change takes effect means you accept the updated Terms.
