High-Rise Towers

Smaller high-rise communities deserve the same care as the big towers get, without getting lost in a giant firm's pipeline. Tower operations without the tower-sized firm

A smaller high-rise carries the full operational load of a large one. Life-safety systems, mechanical plant, elevators, parkade, envelope, and a resident population large enough to generate a steady flow of requests. What it does not carry is the door count that makes a large management company pay attention.

That gap is the whole reason we take on smaller towers. The systems we run — portal, ticket tracking, trust accounting, document library, 24/7 emergency intake — are what a large firm has. What is different is that the manager attached to them knows your building.

The operational picture

Life safety sets the calendar. Annual fire alarm and sprinkler testing, emergency lighting, generator load testing, fire pump certification, and a fire safety plan that is current rather than laminated in 2011. These are not optional and they are the first thing an insurer asks about at renewal.

Mechanical and vertical transportation run on service contracts that deserve to be read. Boilers, make-up air, domestic water booster pumps and elevators all have maintenance regimes, and the difference between a good contract and a cheap one shows up as unplanned downtime in a building where an out-of-service elevator is a genuine hardship for the upper floors.

The envelope and the parkade are where the money is. Sealants, window walls and balcony membranes age on a schedule a depreciation report can predict. Parkade slabs are the quiet one — efflorescence, the white staining on concrete, is a water-penetration signal that councils routinely mistake for cosmetic. We flag it rather than paint over it.

Emergencies are the reason we run 24/7 intake with a coordinated response rather than a voicemail box. A flood on the eighteenth floor at 2 a.m. is a different problem after ninety minutes than after fifteen.

Why do the white stains in our parkade matter? Efflorescence means water is moving through the concrete, carrying dissolved minerals with it. It is a warning about the slab and the waterproofing above it, and it does not resolve on its own.
